Remediating and refurbishing extensive water damage

Project Description  

City Construction recently delivered a remediation and refurbishment project at a three-storey residential apartment complex in Malvern. The works involved rectifying widespread waterproofing failures and water ingress issues by removing existing tiled surfaces and defective waterproofing, installing new waterproofing systems, pod and paver upgrades, façade flashings and cappings, and painting the full external façade.

Our Approach

City Construction approached this project by doing detailed dilapidation of both external and internal areas. The project was staged as a top-down approach on each façade side. Early approvals for all the finishes ensured no delays due to lead time. City recommended changing from tiling to pods and pavers, which improved drainage and eliminated the issue of water ingress and drainage fall issues.

Key Challenges

For a project to fix water damage one of the key challenges was the weather and keeping the building protected. The apartment building had 11 units with occupants, which meant that safety and onsite co-ordination with residents was a high priority. Restricted access to work areas meant formulating a plan for individual terraces from material removal to installation while maintaining safety and cleanliness.

Outcome

The project successfully improved the building’s durability, compliance, weatherproofing performance, and overall appearance.
